Building Works & Maintenance
Part of our responsibility as a block management company is to manage and upkeep internal and external block areas as well as the main structure of a development.
What We Do
We often categories these duties into:
- General repairs and maintenance
- Maintenance, service, and repair of electrical equipment, i.e., fire alarms, lifts, water pumps, entry systems
- Maintenance of light and heat systems in communal areas
- Landscaping duties, i.e., cutting grass, maintaining the desired look of communal gardens
We also arrange and plan for major building works, including redecoration and external repairs.
Before any work begins, we ensure 100% compliance with all Health & Safety legislation, appointing a CDM coordinator to oversee all safety issues during the planning and construction phases of work.
Major building works include roofing works, repointing and structural repairs, and replacement of cladding, driveways or paving. An S20 notice will always be served before major works begin.
Background Checked Contractors
One of the biggest concerns for residents is when maintenance issues are not completed on time.
At Lion & Castle, we thoroughly background check our contractors and only work with an approved list of individuals. All of the contractors we work with are CDM compliant.
This means that we only have the best people on hand and will strive to complete any maintenance works within an allocated time frame, being careful not to overrun at any time.
Environmentally Conscious
At Lion & Castle, environmental issues are a key concern of ours. We aim to reduce our carbon footprint in every development.
To do this, we work hard to source eco-friendly products whenever possible and attempt to decrease electricity usage, which brings costs down.
We consider ourselves an ethical company yet still ensure each development is finished to the safest and most secure degree.
